April 28 Public Hearing: 89 Ave Rezoning

The City has received a rezoning application from Eins Development Consulting Ltd. The current zone is the Small Scale Residential Zone (RS) and the proposed zone is the Small-Medium Scale Transition Residential Zone (RSM h12.0).

The League’s Position:

  • This is the last almost-intact heritage block in the neighbourhood and a new development should be sensitive to that context.

  • Garneau already has limited small-scale residential dwellings with 3 or more bedrooms. Rezoning to RSM results in more single-bedroom units, which are less affordable and exclude longer-term residents, families and other larger households.

  • There are many other vacant and underutilized lots in Garneau where we welcome all forms of higher density development.

  • Rezoning RS areas exacerbates land speculation which is a long-standing problem in the neighbourhood.

What can you do?

Email andrew.mclellan@edmonton.ca (and cc info@thegarneaucommunityleague.com) to let him know that you do not support rezoning to RSM12, which is the recommendation in the report. Also indicate that you support that 89th Avenue be added to the Special Character Residential Area (or another similar mechanism).

If you live in a heritage house on 89 Ave (or elsewhere in Garneau!) e-mail heritageplanners@edmonton.ca (and cc info@thegarneaucommunityleague.com) to request that your house be put on the heritage inventory. Being on the heritage inventory does not prevent future redevelopment, so there is NO downside to doing this.
